Facebook Ads vs Google Ads for Real Estate: Which One Should You Use?

Both platforms can bring real buyers, but they work in very different ways. Here is a simple comparison based on what we have seen in our own real estate campaigns.

One of the most common questions we get from builders, developers and property dealers is: “Should I spend my budget on Facebook or on Google?”

The real answer is: it depends on your project, your budget and your goal. Let’s break it down in simple words.

1. How Facebook (Meta) ads work

On Facebook and Instagram, you show your project to people based on their location, age and interests. They were not searching for property. Your ad catches their attention while they scroll. This makes Meta great for creating demand, especially for new projects that people don’t know yet.

2. How Google ads work

On Google, people are already searching for things like “plots for sale” or “apartments on installments”. Your ad appears at the moment they need it. The demand already exists and you capture it. Google also includes YouTube, where video ads help build trust.

3. Number of leads and cost

In our experience, Meta usually brings more leads at a lower cost per lead. Google brings fewer leads, but many of them come from people who already know what they want.

Our numbers: on Meta we generated 7,600+ leads, and our best campaign cost about Rs 43 per lead. On Google we got 17,600+ clicks at about Rs 13 per click and 4,400+ actions like calls and enquiries.

4. Lead quality

Meta leads need fast follow-up and good qualifying questions, because some people fill in the form on impulse. Google leads often have higher intent because they searched first. But a bad keyword list can bring the wrong people on Google too. On both platforms, quality comes from the setup, not just the platform.

5. When to use Facebook ads

Use Meta when you are launching a new project, when you want many leads quickly, when your offer is visual (site videos, a model apartment, a payment plan), or when you want to reach overseas buyers in specific countries.

6. When to use Google ads

Use Google when your project or area already has search demand, when you want calls from people who are ready to buy, or when you want to spend only on people who are actively searching. Add YouTube when you want low-cost video views to build trust.

7. Our advice: use both, step by step

For most real estate projects, the best results come from using both. Start with Meta to create awareness and collect leads. Run Google Search for people who are already searching for your project or area. Use YouTube to keep your project in front of people.

Tip: compare the cost per real buyer, not just the cost per lead. A cheap lead that never picks up the phone is not cheap.
