Cheap leads are easy. Leads that pick up the phone and visit the site are harder. Here are 7 simple steps we use to get serious buyers from Facebook and Instagram ads.

Many real estate businesses run Facebook ads and get hundreds of leads. Then the sales team starts calling — and nobody answers. Some numbers are wrong. Others only ask, “What’s the price?” and disappear.
The problem is usually not Facebook. The problem is how the campaign is set up. We have generated 12,000+ leads and enquiries for real estate projects, and these are the 7 steps that made the biggest difference to lead quality.
Buyers ignore ads that only say “Booking Open”. They respond to clear numbers: the booking amount, the monthly installment, the location and the size. Put these in the first seconds of your video or at the top of your image.
Our result: in our best campaign for a housing society, the ad showed the booking amount and monthly installment up front. It brought 2,673 leads at about Rs 43 per lead.
Use the “Higher intent” form type and add two or three short questions, such as your budget, when you plan to buy, and whether it is for living or investment. You will get a few fewer leads, but your sales team will spend time on real buyers.
Do not guess which creative works best — test it. Run the same offer in two versions, for example in English and in your buyers’ local language, and let the numbers decide.
Our result: in an A/B test for an apartment project, the local-language creative got 38% more leads at a 26% lower cost per lead than the English version.
Short videos recorded on a phone — the owner or an agent walking the site, showing progress and explaining the payment plan — often beat polished 3D renders. They feel real, and real builds trust.
Choose the cities or countries where your buyers live, add interests like real estate and investment, and build lookalike audiences from past buyers. Then retarget people who watched your videos or visited your website. They already know you.
A lead that waits a day goes cold. Call or send a WhatsApp message within minutes. Prepare a short, friendly message that introduces the project and asks one simple question. Even the best ads cannot fix slow follow-up.
Do not judge a campaign only by cost per lead. Ask your sales team which leads became site visits and bookings, and move your budget to the ads that bring those results. Cheap leads that never visit are the most expensive leads of all.
